Answer: With no lender 3-6 months, with a lender 6 months to a year.

Answer: The bank lenders are wild cards; they can often ask for certain conditions to be met that otherwise would not happen. For example, the bank might ask for a complete Refinance or an appraisal.

Easement abandonments, the most common is a 10-foot public utility easement along the common boundary line. Permission must be granted from a government entity which can lengthen the time it takes to get the merger finished. The earlier in the year a merger is started the more likely it is to be accomplished before years end.

A. Often land disputes involve objects that are on a perceived property line, these objects could be anything from downed trees, fences, or dead cars. The usual charge for investigating property in this sort of situation. is on an hourly basis, $200.00 in the field and $100.00 per hour of research.
**Property disputes can get heated, to ensure it does not escalate keep a level head, call your surveyor and if necessary, have the Sheriff’s Department number handy.

Occasionally Property pins have been removed, either deliberately or through bulldozer work, in this case, original lines must be re-established. Replacement costs can average anywhere from 1,000-3,000 depending on the length of time required to reconstruct the property lines from the adjoining parcels.
